What is property preservation and field services?
Property preservation is the work of keeping a vacant, foreclosed or bank-owned home secure, safe and in good condition until it is sold or reoccupied. That includes lock changes, winterization, debris removal, boarding and hazard removal. Field services adds the inspections, ongoing maintenance and repairs that keep the home compliant with code and investor guidelines and ready to sell or rent.
Who actually does the work?
Vetted local vendors in our network. Every vendor passes an annual Aspen Grove background check, carries insurance with Imperial named as certificate holder, and works to our specs and photo standard. Imperial assigns the order, checks the photos and stays accountable to you for the result.
Do you work directly with investors and landlords, or only banks?
Both. We take orders from servicers, national field service companies and asset managers, and also work directly with individual investors, landlords and property managers.
How do you price work?
Routine services use flat or unit pricing (per lock, per cubic yard, per square foot). Anything beyond the original order is bid with photos, and we don't start that work until you approve it.
Can you work in our vendor portal?
Yes. We accept orders and upload photos, bids and invoices in the client's own vendor management system, or by email if you prefer.
What if a property is occupied when your vendor arrives?
They stop, document the occupancy with photos and notes, and we report it to you right away. We don't enter or change locks on an occupied property without direction.
I'm a contractor. How do I get work orders?
Download the vendor packet and W-9 from the Vendors section, complete them, and email them back with the listed documents. Once approved, you receive a portal login and orders in your service area.
